Guest Information & Booking Terms for The Chatterbox, Suffolk.

PART A — GUEST BOOKING RULES

These Booking Rules are intended to ensure a smooth and enjoyable stay for all guests.

1. Who’s Who

  • The Property: The Chatterbox, Waterloo Farm, Suffolk

  • The Hosts / Owners: Safia & Andy

  • You (the Guest): The person making the booking, responsible for all members of the party

Bookings are for holiday purposes only.

2. Your Stay

  • Arrival: From 4:00pm

  • Departure: By 10:00am

  • Maximum Occupancy: As stated in the property description (excluding infants under 2)

The Chatterbox is prepared and equipped for the agreed number of guests only. Additional guests are not permitted.

3. Behaviour & Respect

  • No parties, events, stag/hen groups or gatherings

  • Please respect neighbours and the rural setting

  • Quiet hours apply in the evenings

Unreasonable behaviour, nuisance, or breach of these rules may result in the stay being terminated without refund.

4. Dogs (where agreed in advance)

  • Maximum number as agreed at booking

  • Dogs must not be left unattended

  • No dogs upstairs, in bedrooms or on furniture

  • Dogs must be clean, flea‑free and under control at all times

  • All fouling must be cleared from outdoor areas

Additional cleaning or damage caused by dogs will be charged.

5. Smoking, Fire & Safety

  • No smoking or vaping inside the property

  • No candles, naked flames, fireworks, lanterns or fire pits

6. Damage & Care

·       We take care of the cleaning — we simply ask that the house is left in a reasonable condition.

  • No washing‑up, rubbish, BBQ cleaning or bottle recycling required

  • Excessive cleaning, damage or missing items will be charged

7. Security Deposit

  • A refundable security deposit of £750 is required no later than 7 days before arrival.

  • This is held as security against damage, loss or exceptional cleaning.

  • The deposit will be refunded within 7 days following departure, subject to inspection.

8. Problems During Your Stay

If something isn’t right, please tell us during your stay so we can fix it. Issues raised after departure cannot usually be considered.

9. Cancellations (Summary)

  • The full balance is due 8 weeks before arrival

  • Payments are non-refundable once made

  • If we are able to re-let the cancelled dates, a refund may be issued at our discretion, less an administration fee

  • Refunds cannot exceed the amount paid

  • We strongly recommend comprehensive travel insurance

10. Rural Location Notice

Waterloo Farm is a working rural environment. You may experience:

  • Agricultural activity or noise

  • Wildlife and uneven ground

  • Variable internet speeds

  • Mud or weather‑related conditions

By booking, you accept these as part of the experience.

PART B — FULL TERMS & CONDITIONS

11. The Contract

Once payment is accepted and confirmation issued, a legal contract exists between the Owner and the Guest. The contract is governed by English law.

The booking grants a licence to occupy for holiday purposes only and does not create a tenancy or landlord‑tenant relationship.

12. Age & Responsibility

The lead guest must be over 18 and is responsible for:

  • All guests

  • Children

  • Dogs

  • Visitors

13. Payments

  • Payments are accepted in GBP

  • Full payment or deposit is required as stated at booking

  • Balances must be paid by the due date or the booking may be cancelled

14. Damage, Loss & Excessive Cleaning

The Guest agrees to indemnify the Owner for:

  • Damage or loss to the property or contents

  • Excessive or specialist cleaning

  • Replacement of keys or security items

We reserve the right to charge the Guest after departure where necessary, supported by evidence.

15. Access During Stay

The Owner or their representatives may access the property where reasonably required for:

  • Emergencies

  • Essential repairs

  • Safety matters

We will aim to minimise disruption.

16. Termination

We reserve the right to terminate a booking immediately, without refund, if:

  • Occupancy limits are exceeded

  • Parties or events are held

  • Behaviour causes nuisance or risk

  • These Terms are breached

17. Cancellation by the Owner

In rare circumstances (e.g. essential works or events beyond our control) we may cancel a booking. In this case, all monies paid will be refunded in full. No further liability is accepted.

18. Limitation of Liability

Our liability is limited to direct loss up to the amount paid for the booking, except where liability cannot be excluded by law, including:

  • Death or personal injury caused by negligence

  • Fraud or fraudulent misrepresentation

We are not liable for indirect or consequential loss, external noise, third‑party services, internet reliability or events outside the property boundary.

19. Lost Property

Items left behind will be held for up to 3 months. Return costs will be charged. Unclaimed items may be donated to charity.

20. Force Majeure

We are not liable for failure to perform our obligations where such failure is due to events beyond our reasonable control, including but not limited to extreme weather, utility failure, or other unforeseen circumstances.

21. Governing Law

These Terms are governed by English law and subject to the jurisdiction of the English courts.
